It can be used with joints and gaps of floor slabs, walls, and other fire-rated building partitions and assemblies. It helps control the spread of fire, smoke, and harmful gasses before, during and after exposure to a fire.

It gives a smooth film with good adhesion, water, and mild chemical resistance, low odor, and easy to use. It is designed to convert red rust to black iron oxide. It can be applied to rusted steel substrates and it converts the rust within a few minutes of coating application and forms a black iron oxide barrier which can further be top-coated with water or solvent-based paints
